Even though it’s a ‘no brainer’, organization is a task that few landlords accomplish because they often get busy with other things, instead of focusing on tasks like keeping a file on every tenant, or neatly organizing receipts for their next income tax appointment.

 

If your business is suffering from disorganization, you can regain control by using property management software, and other computer organization tools to stay on top of organization in your rental business.

 

Tip – If you plan on utilizing organization software that you download to your computer, make sure that you stay on top of software updates because missing one update can prove to be very costly.

 

Goal #2 – Find and Retain Great Tenants

 

Let’s face it, a great tenant is worth their weight in gold, right? Therefore, another goal that you should focus on accomplishing in 2023 is finding and retaining great tenants.

 

To accomplish this, you should focus on improving your tenant screening practices because the quality of tenants that you’re renting to directly relates to the time that you invest in tenant screening.

 

Once you start renting to great tenants, you should develop a plan to keep those tenants happy including properly welcoming them with a gift basket.

 

Over the twelve months that they rent from you, it’s also best to make the effort to stay in touch with them for their birthdays and special events just so they know that their business means more to you than just a monthly rent check.

 

Goal #3 – Hire A Property Manager

 

Last of all, but most important, you should take a step back from your rental business and determine if it’s time to finally hire a property manager.

 

Even though you may be a DIY owner, the reality is that a trained property manager will save you the time, money, and hassle of managing your rental property yourself so you can focus on other things in your life.
