Governor Newsom recently vetoed AB 1487, a bill that would have would have established a homelessness eviction fund, and commission, providing tenants facing eviction in California with legal representation.
Although this bill won legislative approval during the summer, it’s dead for now, but that doesn’t mean we can’t expect to see more efforts to delay evictions across the State of California in the coming months.
There’s no denying that we could see evictions in California increase dramatically in the coming months, due to the end of California’s eviction moratorium on September 30th.
With evictions projected to rise across the state, most landlords and economists are wondering if we could see another eviction moratorium, or more bills designed at delaying eviction?
The answer to this question is anyone’s guess. It’s likely that we could see more efforts from the legislature to pause evictions, especially with winter approaching, but since they don’t reconvene until January 3rd, 2022 it’s unlikely that we will see new legislation in California to pause evictions until next year.
With billions in relief funds still left to spend, the good news for landlords and tenants in California is that help is still available for tenants who cannot afford to pay rent now, and for landlords, show has been unable to collect rent during the pandemic.
One thing is for certain, 2022 is going to be a year to remember for the rental market in California as the eviction moratorium becomes a thing of the past and our local rental market slowly gets back to normal.
